Perfect location, close to historic sights/restaurants. Quiet rooms. Double windows and shutters. Block out curtains allow for a sleep in. Car parking available nearby. Free parking ticket. Nice outside garden/patio. Generous self-serve breakfast.
No tea, awful coffee.

Nice location; Corso Guiseppe Garibaldi, a pedestrian street, is the old Roman Via Flaminia! Parking facilities are very close by and the hotel will lend you a parking permit. The escalator to the top of the town is a 5 minute walk away, so you can discover Spoleto while wandering down-hill! The hotel staff is very friendly and helpful. The frescoes on the high, vaulted ceiling of the deluxe rooms are worth springing for.
Breakfast is good but not great.

We thoroughly enjoyed our stay at this luxurious 4-star hotel. It is perfectly situated in the heart of the historic Old City, allowing us to easily explore the sights and indulge in the local restaurants. Despite the central location, our room was surprisingly quiet, thanks to the double windows and shutters. We appreciated the block out curtains, which allowed us to sleep in after the sun rose. The availability of car parking in the nearby street, with a parking ticket provided free of charge by the hotel, was a convenient bonus. We also spent delightful mornings relaxing in the outside garden/patio area.

We were travelling through Umbria and picked up a great deal on this hotel on-line. A great position in the lower town with well equipped room with a free upgrade. Great value for money.
More choice at breakfast would have been a bonus

An excellent and spacious room and a good central location in Spoleto
Breakfast was of poor quality for a hotel of this standard, eg tinned fruit salad, poor quality ham and cheese in an area outstanding for both. Hotel pc kept crashing because its security system hadn' t been updated.

Guests can enjoy shopping on the nearby shopping street, immersing themselves in the local culture. the hotel's location also offers a unique experience with its proximity to palm trees, creating a charming ambiance. the rooms are spacious and beautifully decorated with frescoes and antiques, providing a luxurious atmosphere.
One negative aspect is that the staff can be a bit rude at times, which may affect the overall customer experience.

The breakfast room was very impressive & food good.Terrace for reading /sunbathing and a garden area very useful. Good central position yet quiet.Staff helpful. Quite a formal hotel.Our room was fine but probably one of the smallest ; the bathroom was lovely.
Room a bit on the small side & not enough drawers for clothes.

Hotel staff friendly and helpful. If you are arriving by train this is an excellent location as inside the old town, but easily walkable from the station.

This hotel is perfectly situated in the lower end of the old city, just inside the city wall. It's in a pedestrian area around a courtyard, close to everything and the major tourist attractions. The hotel facilities are great, with a quiet and relaxing outside garden/patio. The rooms are very quiet, thanks to double windows and shutters, allowing for a good night's sleep. The cleanliness of the hotel is impeccable, making it a comfortable stay.
Nothing that I didn't like.

The location...right on the main street was good...the room size and cleanliness were excellent
Really the breakfast fell pretty short in terms of range and quality...the staff were fine and the coffee excellent but for an allegedly 4* hotel the absence of fresh fruit, the quality of breads and the range of ham and cheese were disappointing

Wonderful locatiion and hotel staff was outstanding. Wonderful breakfast bar and service at breakfast and reception. Receptionish recommended a wonderful family run small localrestaurant specializong in local cuisine that was A+++.
Parking was a few hundred meters away. No restaurant.

Easter at this hotel was memorable. the view from my room was stunning, and the breakfast was delicious. the hotel's location is perfect for exploring the city and its key landmarks. I enjoyed the helpful staff and their excellent service.
The lack of air conditioning in my room was a problem, making it difficult to sleep comfortably in the evenings. the noise from the street made it challenging to relax and enjoy my evenings in the room.
